What do you foresee for Clearwater in terms of development?

Repurposing is becoming a prominent trend in our area, especially with the advent of Opportunity Zones, providing new investment avenues. We’ve partnered on a property that’s currently undergoing a complete overhaul, evolving from a dilapidated structure to a stunning 30,000-square-foot office building. It’s a clear example of the transformation underway in Clearwater. We’re also involved in a 12-story office building with KnowBe4 as the primary tenant, boasting a blend of West Coast “cool” factor on the upper floors and a corporate feel reminiscent of New York. Clearwater is steadily catching up with the growth seen in Tampa Bay. In the last few years, there’s been more development activity here than in the last two decades we’ve been in real estate. The city’s population of 125,000 is spread out, leading to numerous projects across the region, including ongoing and upcoming transformations along the beachfront. The area has undergone a significant metamorphosis over the past decade, notably evident in the proactive initiatives like the Imagine Clearwater Project along the Downtown waterfront.

How do you perceive the Tampa Bay region’s role in warehousing activity?

The Tampa Bay region, particularly Polk County, Lakeland, and Plant City, is witnessing a surge in warehouse spaces, some exceeding 500,000 to 600,000 square feet in size. This momentum is expected to continue, although Pinellas County might face space limitations for new developments, potentially prompting the repurposing of existing structures and land, a trend likely to persist. Presently, I’m involved in an industrial development where land availability is more challenging than meeting demand.

What are your near-term objectives?

In 2021, our focus is to wrap up our current project, Marina Bay 880, and swiftly move on to the next endeavor. Ensuring the well-being of our staff and their families remains a priority. It involves setting realistic goals, making consistent progress, and achieving them. I emphasize the importance of enhancing skill sets within our team. Adaptability, quick learning, and professionalism are essential in real estate and development. I intend to continue collaborating with the multitude of astute and professional individuals within our region.
